How Can A Good Realtor Help You Through Underwriting?

I love helping my clients through all steps in the process in buying a home.  Most people may assume that real estate professionals only help clients with contracts and showing homes but it’s so much more than that.  I want to help my clients from pre-approval to getting keys at the closing table (and sometimes beyond). I have years of experience helping all types of clients, buying many different types of properties in many different types of markets and I wrap all that experience up to help my clients from start to finish. This includes clients who go through the process of underwriting. For clients who obtain a loan, underwriting is the process in which a buyer will deliver all needed documents to a lender to qualify for a loan and buy a home. Underwriting can be tedious for some, but I’ll be there every step of the way:

1. I’m here for recommendations

Some of my clients already have a lender in mind when we start the home buying process but just in case a resource or contact is needed, I have some great ones. In all my years in the Colorado real estate market, I’ve had the pleasure of making some great contacts and you’ll be in great hands. Of all the lending companies here in Denver, I know all about the reputations and recommendations for lenders and can send you some great contacts.  If you already have a lender and just need some tips in starting the process, I can help with that too.

2. I’m here to explain the process

Maybe if you’ve been out of the housing market for a number of years and are concerned about process changes, or if you’re a first time home buyer, you’ll likely have some questions about what lenders look for when approving a loan. Or maybe you’re curious about what kind of documentation you’ll need to provide and why. You may also be concerned with how long the process of underwriting will take.  No matter what your question is, I am here to help you understand all the steps that are coming so you’ll feel prepared and organized.

3. I can help with communication between client and underwriter

Sometimes, during the underwriting process, things can get stressful and fast-paced which can lead to some miscommunication between client and lender. Most of the time, things sort themselves out. If you find yourself in a miscommunication with your lender, I am happy to pick up the phone and help you to understand what is going on. Again, I’ve been able to establish great contacts and rapport with many lenders in Colorado and I’m happy to make a quick call on your behalf and help to figure out next steps. If needed, I can advocate and explain certain things for you that will help make the process easier on everyone. 

4. I’m here in the background 

Some of my clients don’t need me at all through this process, and that’s perfectly fine too. If you’re feeling sufficient support during this part of the transaction I will still check on how things are going and stay in the background until you need me for questions.
