What is your favorite part of being in real estate?

Doug Phelps: “Home is the base camp for our lives. It is from where our daily lives begin and end. I delight in helping wonderful people make a change into a home that is a better fit for their busy lives. The needs and wants of each client are unique. Each home is one-of-a-kind. I come alongside clients to help make a sometimes challenging or frustrating experience be the best it can be.”

What do Colorado buyers need to know right now?

Doug Phelps: “Our market, and particularly the Front Range from Colorado Springs to Fort Collins, continues to be fast-paced. There are many buyers looking for a home, from those seeking their first one to families resizing their living situation to investors seeking to build their portfolio. While there are ebbs and flows throughout the year, the overall trend is continued price appreciation across all property types. This is due to a basic economic factor known as supply and demand. Our market continues to see more demand than there are homes on the market to satisfy this demand. Some adjustments in both of these areas will make for a softening in price appreciation.

Additionally, mortgage interest rates continue to be among historic lows, allowing buyers greater strength in their buying power. This is more likely to see upward pressure in 2022.”

What do Colorado sellers need to know right now?


Doug Phelps: A decision to move to a new home often creates anxiety. Among this anxiety for sellers is how to make it the easiest and most efficient for the whole family. These ways include using a bridge loan to buy the next home first before selling the current one, requiring a “rent-back” period from a buyer so you stay in the current home until you find the next one, keep the current home as an investment/rental property, among other strategies.

In all likelihood, sellers can expect that whatever gains they can get in the sale of their home because of the supply and demand equation will impact their purchase of their next home. There are ways to mitigate this that I can help with.

I’m looking for a golf course home, what do I need to know?


Doug Phelps: Living on a golf course has several benefits and I lay them out on some other articles on my website. It can be wonderful, but there are some negative things to also be aware of.  For example, homes on the right side of a fairway or green are more likely to be struck by golf balls as most golfers play right-handed and typically slice their shots. In other words, the ball flies on a path from left to right. 

Another example is being a distance of 225-275 yards from the main tees that men play from also invites the sliced tee shot to “target” your home. Also know that the golf course maintenance crews are on the course early in the morning nearly every day in the season, driving and operating somewhat noisy equipment.  When golfers are playing, there is often conversation occurring and perhaps occasional shouts of less-than-polite words spoken. This more often happens on the tee box and somewhat less so on the green.

Golf course homes aren’t for everyone but, aside from these points, golf communities can be wonderful especially if you’re a big golf fan like I am!

I’m a new buyer, what makes a good agent?

What are you doing when you’re not working?

Doug Phelps: My motto in life is … ‘good, better, best, never let it rest, until my good is better and my better is best’. I love to read, learn, explore, and try new things. Golf is a huge part of my life, playing both recreationally and competitively. I’m involved in the business community, my church in leadership, and the HOA board of directors. I’m a husband, brother, uncle, nephew, dad, grandpa, and lover of life.
