C- Caddie: While an amazing real estate agent can be your best ally, assistant, partner, etc….

In Buyers by Doug Phelps

A caddie can be a golfers best friend at a day out on the greens!  Caddies not only do the literal heavy-lifting of carrying a player’s bag of clubs but they also help the golfer by providing game tips or even basic details on how to play if the player is new.  A caddie can be a secret weapon for a golfer who is strategizing on how to have the best game possible. Much like a caddie, a great agent can be imperative for all parts of the home-buying process from initial research to sitting at the closing table.  The relationship between a buyer and their agent or a seller and their agent can become deeply personal and long-lasting. After all, this person is helping you to find your next dream home or rental property which will be one of the biggest purchases of your life.

Initial Research:

A seasoned real estate agent can do leaps and bounds more research on neighborhoods, market trends and projections than you can.  Not only do most agents have access to databases that the public usually does not, real estate is their job and the thing they focus on all day, everyday.  A great agent can be especially knowledgeable about certain neighborhoods too. For example, I really enjoy a focus on golf course homes (as you can probably tell with all this golf talk!) and I love helping buyers find their perfect golf course home.

Home Search:

When actually searching for a home an agent can help guide you into preferences you have.  Even if you know exactly what you want, an agent may be able to give you insight as to whether your wishlist is feasible or not.  Of course, the agent will be the one who submits your offer and guides you through any negotiations that happen too.

Closing Process:

Once a home has been found and an offer has been accepted, the closing process begins and while this part happens mostly with the mortgage company and a processor there, the agent will still be working behind the scenes on things like inspections, final offers and will also be watching loan approvals.  Plus for anyone who has ever sat at a closing table before, it’s nice to see a friendly face who will supply any last minute details or answer any pending questions.

Personal Relationship:

For most, a home is the biggest purchase they will ever make in their lifetime and it is a goal that has been a long time coming.  Between that and the amount of hours on the phone or in person spent, a buyer or seller and their agent tend to build a personal relationship over time.  Real estate is often a business built on referrals and word-of-mouth not to mention repeat clients who like to go back to the same agent for every transaction.
