• Location – Lifestyle factors like commuting distance, school district, recreation, the nearest grocery store and other retail, favorite golf course or hiking trail, and other quality of life topics.
• Price – Knowing what you can afford is critical. More so, with mortgage rates at historic lows, the changing rates can affect your monthly mortgage payment. This means that you might be able to afford more house when rates are low.
• Style/condition – Factors like a multi-story or one-story Ranch style, age, total square footage, floor plan, numbers of bedrooms and bathrooms, updates, finished basement, a yard.

A pre-approval creates an opportunity for you not just to understand what you qualify for but to decide what you can afford. Pre-approved financing keeps us on the straight-and-narrow regarding looking for homes in the right price range and monthly payment.

Loan pre-approval boosts your credibility with sellers. Having a fully underwritten pre-approval greatly enhances your negotiating position – especially in a competitive market.

We schedule a final walk-through of your new home just prior to closing to ensure it is in the same condition as when you went under contract and confirm all items agreed to stay or go. The closing and possession phase is also the time to verify the completion of any negotiated inspection items.

A typical closing takes 60-90 minutes. Before the closing date, I review with you and explain some of the documents to be signed and also help you with others at the closing. I guide you through them all.

Upon the conclusion of all paperwork and transfer of deed indicating ownership, you receive the keys, garage door openers, and any documents/warranties that convey with the home. You will then be the rightful new owner. It’s time to move in!
