The final walk-through is\nyour last chance to make sure your new home is exactly in the same condition as\nwhat you agreed to purchase. This review can take place anywhere from a few\nhours to a few days before the final closing. The walk-through is an important\nfinal step in making sure that all expectations have been met and your new home\nis really ready for you to take ownership. <\/p>\n\n\n\n

What\nthe Walk-Through is Not<\/strong><\/h4>\n\n\n\n

Keep in mind that your final walk-through is NOT the same\nas a home inspection. You should have already brought in an inspector and given\nthe seller time to make any requested repairs. The walk-through isn\u2019t the time\nto begin new negotiations. Rather, it\u2019s just a last chance to make sure that\nthe seller has kept up their end of the contract, and to make sure nothing\nabout the property has changed. <\/p>\n\n\n\n

Tips\nfor a Successful Walk-Through <\/strong><\/h4>\n\n\n\n

There are several ways you can ensure a successful\nwalk-through. Here are some of the most important things to remember. <\/p>\n\n\n\n

  1. Bring\nthe essentials. <\/em>You will want to make sure you bring your final\ncontract and inspection summary with you. It is also a good idea to have a\nnotepad for documenting your findings and a camera for anything that needs attention.\n<\/li>
  2. Verify\nall repairs.<\/em> This is perhaps the most important part of the\nwalk-through. Make sure you verify that all of the required repairs have been\ncompleted, as outlined in your negotiated inspection resolution. It\u2019s also a\ngood idea to collect any warranty information on new appliances and receipts\nfor any work done. <\/li>
  3. Check\nyour agreement about inclusions. <\/em>This is your chance to make\nsure everything that was supposed to come with the house, like the refrigerator\nand stove, are still there and working properly. Also, make sure there aren\u2019t\nany unwanted items or construction debris left behind. <\/li>
  4. Make\nsure things are in working order. <\/em>Take some time to make sure\nyour doors and windows latch and lock. Be sure to make sure your heat and AC\nare working properly as well. And, check light switches and plugs if you can.\nBringing a cell phone charger is a handy way to do this. <\/li>
  5. Bring\nyour real estate agent with you. <\/em>Your agent can help guide you\nthrough the process and answer any questions you might have. They can also help\nyou communicate with the sellers if anything isn\u2019t meeting the agreed-upon\nexpectations. <\/li><\/ol>\n","protected":false},"excerpt":{"rendered":"
